Recently many kinds of residential type and form are provided by property developers. The aim of that strategic is to attract consumer's interest. Residential waterfront is a residential area that is located on the surroundings of lake, river, or sea and the developers use its potencies to develop their area. To create a residential area with waterfront characteristics, not only by means of locating the houses near the water, but also need deep consideration about zone, mass, and open space arrangement. Pantai Indah Kapuk is one of many residential complexes in North Jakarta, that developed with waterfront concept. Site planning of the area will be discussed in this paper and the result of the study shows that Pantai Indah Kapuk have not been developed as residential waterfront perfectly. Abstract in Bahasa Indonesia : Jenis dan bentuk perumahan yang ada sekarang ini semakin bervariasi. Tujuan dari keanekaragaman tersebut adalah untuk menambah daya jual dan daya tarik perumahan yang dibangun. Residential waterfront adalah suatu jenis perumahan yang berada langsung di pinggir/tepian suatu sungai, danau, kanal, ataupun laut; dimana kompleks perumahan tersebut secara maksimal dan efektif memanfaatkan potensi perairan yang ada didekatnya. Untuk menciptakan suatu karakter perumahan dengan konsep waterfront tidak cukup hanya lokasinya yang berdekatan dengan kawasan perairan saja, tetapi pola penataan zona, massa dan ruang terbuka juga sangat berpengaruh. Oleh karena itu, pada makalah ini dibahas pola penataan zona, massa dan ruang terbuka dari perumahan Pantai Indah Kapuk yang dibangun dan dikembangkan dengan konsep waterfront. Hasil studi yang dilakukan menunjukkan bahwa perumahan Pantai Indah Kapuk yang dikembangkan saat ini belum menciptakan karakter sebagai sebuah residential waterfront secara jelas.
